House question

If you were buying a house with land would a development clause on the land put you off 20% for 5 years dropping to 15% for the following 20
And if so why?

In our case which was in the early 80's it did and I'm glad we avoided it, as now at the rear of that property there is a massive block of flats, I imagine whoever lives there must hate the lack of privacy.
However it also depends on what they are allowed to build at some point in the future, find out what would be allowed.

Just to clarify I am selling I want to put the clause on
One offer accepts it the other do not but they work at the main place that would have an interest in the land
